BookBNBStay operates as an online marketplace connecting travelers with verified hotels, resorts, and homestays across India. We facilitate bookings but do not own, operate, or manage the properties listed on our platform. Hosts remain responsible for the actual stay experience.

3. Account Registration

To make a booking, you may need to create an account. You agree to provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account.

4. Bookings & Payments

– All rates displayed are in Indian Rupees (INR) unless otherwise stated, and include applicable taxes unless noted.
– A booking is confirmed only after full payment is received and a confirmation email/voucher is issued.
– Prices are subject to change until payment is completed. We reserve the right to correct pricing errors before confirmation.
– You must present a valid government-issued photo ID at check-in matching the name on the booking.

5. Cancellations & Refunds

– Cancellation policies vary by property and are clearly displayed on each listing before checkout.
– Unless stated otherwise, our standard policy offers a full refund for cancellations made 72+ hours before check-in, a 50% refund for 24–72 hours, and no refund for cancellations under 24 hours.
– Refunds are typically processed within 5–7 business days to the original payment method.
– No-shows and early check-outs are generally non-refundable.

6. Guest Responsibilities

By booking through BookBNBStay, you agree to:
– Follow the house rules, check-in/check-out timings, and local guidelines set by the host.
– Treat the property and its contents with care. You may be liable for damages caused by you or your guests.
– Not exceed the maximum occupancy stated in the listing.
– Not use the property for illegal, commercial, or disruptive purposes.

7. Host Responsibilities

Hosts listed on our platform agree to:
– Provide the property as described in the listing with all promised amenities in working condition.
– Maintain cleanliness, safety, and hygiene standards.
– Honor confirmed bookings and communicate promptly with guests.
– Comply with all local laws, permits, and tax obligations.

8. Prohibited Activities

You may not use our platform to:
– Make fraudulent bookings or payments.
– Harass, abuse, or discriminate against hosts, staff, or other guests.
– Post false, misleading, or defamatory reviews.
– Scrape, copy, or redistribute our content without written permission.
– Introduce malware or attempt to breach our security systems.

Violation may result in account suspension, booking cancellation without refund, and legal action.

9. Reviews & Content

By submitting reviews, photos, or feedback, you grant BookBNBStay a non-exclusive, royalty-free license to use, display, and distribute that content. We reserve the right to remove content that violates our guidelines or is deemed inappropriate.

10. Intellectual Property

All content on the BookBNBStay website and app—including logos, text, images, software, and design—is our property or licensed to us and is protected by copyright and trademark laws. Unauthorized use is strictly prohibited.

11. Limitation of Liability

– BookBNBStay acts as an intermediary and is not liable for the acts, omissions, or quality of service provided by hosts.
– We are not responsible for personal injury, loss of belongings, or travel disruptions occurring during your stay, though we will make reasonable efforts to assist in resolution.
– Our total liability to you for any claim arising from our services shall not exceed the total amount paid for the specific booking in question.
– We do not guarantee uninterrupted access to our platform and are not liable for technical issues beyond our reasonable control.

12. Indemnification

You agree to indemnify and hold harmless BookBNBStay, its affiliates, officers, and employees from any claims, damages, or expenses arising from your use of our services, violation of these Terms, or infringement of any third-party rights.

13. Governing Law & Disputes

These Terms are governed by the laws of India. Any disputes shall first be attempted to be resolved through good-faith negotiation. If unresolved, disputes shall be subject to the exclusive jurisdiction of the courts in Dehradun, Uttarakhand.

14. Changes to These Terms

We may revise these Terms from time to time. Material changes will be posted on this page with an updated effective date. Continued use of our services after changes constitutes acceptance of the revised Terms.
